Task 2.1

To complete this task, you must complete the Task 2.1 Project Schedule tab in the CPCCBC4005 Labour Material Schedule spreadsheet. Read the instructions below and complete the required information.

Scenario: The Browns construction is about to start! Approvals are through, you have reviewed the conditions and contracts and it is time to start putting together schedules to help the project get off to a great start. It is anticipated that this build will take approximately 3 months from groundworks to lock up plus a 3-month defect liabilities period

As the General Foreperson, you are responsible for the organisational and operational control of the construction site. In order for the construction schedule to stay on track there are routine processes that will need to be undertaken during construction.

  1. Refer to the documentation used in Task 1.1 as well as Mr and Mrs Browns Residential plans(long Link: https://share.tafensw.edu.au/share/file/4846960d-e2ae-4bf9-bd3e-04db30c0a661/26/Topic_Building_SR1_MrAndMrsBrownsResidentialPlansV919.pdf) to determine project milestones. Complete the Task name , Start Date and End date columns of the Task 2.1 Project Schedule tab in the CPCCBC4005 Labour Materials Schedules

In the spreadsheet include:

  • task breakdown, order each task based on the material delivery and completion dates
  • start and end dates for each task.
  1. Using the Task 2.1 Call FWD sheet tab in the CPCCBC4005Labour Materials Schedules spreadsheet, prepare the resource requirements for the first month of construction activity according to the Task 2.1 Project Schedule tab in the CPCCBC4005Labour Materials Schedules In this task, complete the Construction activity/task, Lead time, Supplier and Contractor Name columns. Where necessary use ficticious names for labour resourcing, however actual plant and material suppliers must be named.
  1. In the Task 2.1 Project Schedule tab in the CPCCBC4005Labour Materials Schedules spreadsheet, itemise material and labour required for the stages of construction you have identified. Be specific about material requirements, and for labour requirements specify the type of trade required, include relevant staff from RBHoldings where relevant, use the contact list in Appendix A, and add fictitious names for any additional labour requirements that RBHoldings does not have internally.
  1. In the Task 2.1 Project Schedule tab in the CPCCBC4005Labour Materials Schedules spreadsheet complete the Contingency Planner section to factor in any unplanned days.

Resource scheduling

Task 2.2

  1. In this task, you are required to review Mr and Mrs Browns contract, renovation specifications and the details you have added to the Labour Materials Schedule and build a Gantt chart for the project.

You can use the CPCCBC4005 Labour Material Schedules spreadsheet provided or access a construction scheduling (Gantt) program/software to develop a labour, materials, plant, and equipment schedule to prepare for the construction elements of Mr and Mrs Brown project. Your manager Joe Lugarno has shared a list of suppliers and contractors he has engaged for this project to help with this task (Appendix 1).The schedule is to include:

  • suitable trade sub-contractors
  • suitable material suppliers
  • suitable plant and equipment suppliers.

Where possible use the information found in Appendix 1 . You may also choose to use ficticious contractors for this task, however actual plant and material suppliers should be named.

The resource schedule must also include the following details:

  • the relevant construction element
  • the resource type or role
  • resource name and contact details
  • the associated costs or pricing where applicable
  • a place within the schedule to provide comments.
  1. In this task, refer to the list of potential suppliers identified in Task 2.2a and select two suppliers. It has been determined that email is the best communication channel for these suppliers. Draft an email to the two nominated suppliers/subcontractors outlining the relevant materials or labour required for the Browns project to confirm availability.

Set up site file

Task 2.3

In this task, you are required to establish an electronic file structure that will be used for the collection and management of construction site documentation for RBHoldings and subcontractors.

Take a screenshot of the file structure created and send it to your assessor/teacher. Along with the screenshot, include a list of all documents that you would save in each folder.

Scenario: Before Mr and Mrs Browns project starts, it is important to establish an electronic file system to collect and manage construction site documentation. Your manager Joe Lugarno has asked that you create a file structure that is consistent and standardised.

The following considerations must be addressed:

  1. the site files will document labour and material resources (these schedules may be inserted into the CPCCBC4005Labour Materials Schedules spreadsheetor as part of project management software such as MS Project or similar)
  2. the file structure will allow for expansion and flexibility as documents and processes are established
  3. documents naming conventions should be brief, consistent, and logical
  4. the file structure should contain folders and subfolders for the storage of standard construction records, policy, and

Variations to scope of work

Task 2 .4

In this task, you are required to access

Mr and Mrs Browns completed contract (long URL:Topic_Building_SR30_CompletedBrownContractV0920.pdf) and review the contractual terms around variation to scope of work.

Scenario : Construction is about to start at Mr and Mrs Browns property. After doing a final analysis of the material required, Joe Lugarno informed you that an extra three structural pieces of timber are required for the construction work to commence. He has asked you to review the completed contract to determine if the additional pieces of timber is a variation to the scope of works and whether approval is required from Mr and Mrs Brown.

In this task, you are required to review Mr and Mrs Browns completed contract to determine the best approach to address this variation to the scope of work.

  1. In 100-200 words, email Joe Lugarno your findings and recommend the best approach to address the variation. Include reference to the relevant clauses in the Brown contract.

Part 3: Scenario – Project cost monitoring

To complete this part of the assessment, you must participate in a practical activity that will demonstrate your ability to complete skills-based tasks to industry standards. These practicals will be assessed by your Teacher/Assessor.

Your responses will be used as part of the overall evidence requirements of the unit.

You should refer to the list of criteria in the observation checklist to understand what you need to demonstrate in this section of the assessment. This checklist outlines the assessment criteria used to assess your performance.

Once completed, submit this assessment and the tasks and activities you are required to complete to your Teacher/Assessor for marking.

Monitor and maintain project costs and files

In this activity, you are required to access and complete the Task 3.1 Project Costs Report tab in the CPCCBC4005 Labour Material Schedule spreadsheet.

Scenario: Mr and Mrs Browns construction project has been progressing and the first Project Costs Report is now due . The Income/Expenditure document (Appendix 2) has been emailed to you from the RBHoldings administration office. They have requested that you complete the report based on your analysis of the information in the Income/Expenditure (Appendix 2) and the Site Diaries (Appendix 3).

Confirm that the progress of works and operational variations and details (as shown in the site diaries) matches the claims made by the subcontractors and suppliers.

Task 3.1

Using the Income/Expenditure report (Appendix 2) and the Site Diaries (Appendix 3), complete the Task 3.1 Project Costs Report tab in CPCCBC4005 Labour Material Schedule spreadsheet to include the following information:

  1. Complete the Cost to date column using the relevant figures in the Income/Expenditure report note: complete up to the Pest Management
  2. Complete the Cost to complete column based on the information in the Income/Expenditure report and the variation notes and site diary entries, about factors affecting the construction schedule.
  3. Complete the Forecast of final cost , Variance and Status/Remarks
  4. Check the totals of each column have calculated correctly.

Note: Some entries have been provided to assist with your understanding of the task.

Variations

Task 3.2

Rain on construction projects can cause a variety of problems, including delays to the schedule, unforeseen costs, unsafe working conditions and damages to construction materials.

Scenario : The project has been progressing well and the brickwork has just begun. The roofing has not started, and unfortunately it has been raining for several days in Lake Macquarie and the Brown’s construction site has been shut down for a week. Your manager, Joe Lugarno has asked you to review the scheduled timeline and record the unscheduled delay. Joe Lugarno has asked that you identify and resolve issues that have occurred as a result of this delay.

In this task, you must identify what strategies you would put in place to manage and monitor the unplanned delay and identity and resolve the issues that have occurred. Refer to Mr and Mrs Browns completed contract to understand the Extension of time clause and how this may impact the project.

  1. Review the scenario above and assess the project against this delay. Identify how the delay impacts the project timeline and record unscheduled and approved variations.
  2. As a result of the week delay and the wet weather, identify three issues that may occur, and for each of the issues identifed, provide a solution to resolve it.
